COMPREHENSIVE PLAN AMENDMENT

Notice is hereby given that there will be a public hearing to consider a Comprehensive Plan Amendment (Land Use Map) for John and Kim Lind, 506 Big Lake Road. The amendment they are proposing is to change the land use classification of property west of B & B Market from Moderate to High Density Residential to Highway Commercial.

The application has been received from property owner John and Kim Lind pursuant to 17.2.06 of the City Code. The property is located west of B& B Market, 506 Big Lake Road (PIN 06-630-0480) and is legally described as follows:

That part of the Northwest Quarter of the Northwest Quarter of the Southwest Quarter (NW ¼ NW ¼ SW ¼) of Section 23, Township 49, North of Range 17, West of the Fourth Principal Meridian, Carlton County, Minnesota, said property platted as that part of Block "A" of County Auditor's Subdivision No. 31, lying south of the Southerly right-of-way line of State Aid Road No. 11, now known as County Road No. 7.

Less and except the South 25 feet of the East 125 feet thereof. And

Less and except That part lying westerly of the following described line: Commencing at the West Quarter Corner, of said Section 23, thence South 00 degrees 06 minutes 41 seconds East, on an assumed bearing along the west line of said Northwest Quarter of the Northwest Quarter of the Southwest Quarter (NW ¼ NW ¼ SW ¼), Section 23, a distance of 659.96 feet, to the Southwest Corner of said Northwest Quarter of the Northwest Quarter of the Southwest Quarter (NW ¼ NW ¼ SW ¼), said point also being the Southwest Corner of Block "A" of County Auditor's Subdivision No. 31; Thence South 89 degrees 42 minutes 51 seconds East, along the south line of said Northwest Quarter of the Northwest Quarter of the Southwest Quarter (NW ¼ NW ¼ SW ¼), per plat of County Auditor's Subdivision No. 31, also being the south line of said Block "A", a distance of 301.51 feet, to the point of beginning of the line to be described; Thence

North 00 degrees 06 minutes 41 seconds West, parallel with said west line of the said Northwest Quarter of the Northwest Quarter of the Southwest Quarter (NW ¼ NW ¼ SW ¼), a distance of 290.90 feet, more or less, to the south line of the Southerly right-of-way line of State Aid Road No. 11, now known as County Road No. 7, and there terminating.

The hearing will be conducted by the Cloquet Planning Commission at its regular February meeting on Tuesday, February 26, 2013, at 7:00 pm at the Cloquet City Hall, 1307 Cloquet Avenue, Cloquet, Minnesota. Persons wishing to comment on the proposal may do so in person at the hearing, or in writing by addressing their comments to the Community Development Department, 1307 Cloquet Avenue, Cloquet, prior to the hearing.
